If you are remotely familiar with One South, then you know our record when it comes to representing the development community. Our practice was largely founded on the representation of new infill and adaptive re-use projects, and these types of projects still account for 10-15% of our business in any given year.
Project Representation Requires a Unique Skill Set
Advanced analytics, absorption rates, market caps, premiums, and seasonality — all are critical in maximizing project yield. Being able to extract these numbers and effectively communicate helps us consistently exceed projections.
Since opening in 2008, we have had the honor or representing some of Richmond’s best and brightest real estate minds in the sale of their creations. At last count, our list of projects was approaching 30.

In addition to the challenge of working with some extremely talented individuals in our development community, we have challenged ourselves to get to know the neighborhoods of Richmond intimately.
